Below freezing temperatures greatly increase the chance of pipes bursting and the chance of water damage at any type of property; residential or commercial. Being aware of these potential problems can go a long way in both preventing damage from occurring or if something does happen, limiting the amount of damage done.
Pipes burst when water freezes and expands. If there is no where for the frozen water to go, it will make room! Insulting pipes with heat tape or foam can help delay how quickly the pipes get cold. Using a space heater in unconditioned spaces where pipes run like a garage or crawlspace can help as well. The easiest thing to do is to simply keep your water running, even slightly, to keep water flowing and prevent freezing. Obviously you should run your heater to keep the house warm as well.
In the event you notice your pipes are frozen or have burst, turn off your water main and call a plumber. If there is standing water in a room for any period of time, you should also call a restoration company to get started on tryout. "The sooner you remove saturated building materials, the less likely you are to encounter secondary damage like mold or indoor air quality issues," says Eric Rajchel of Water Mold Fire Restoration. Both parties should be able to work in tandem to fix the issue and get your property back to normal. These damages are typically covered by most home owners insurance.
