No. 1: Appealing photos. "Having professional photos of your listing is absolutely critical to gaining interest in a property," concluded Alaimo. "More often than not, buyers will initially learn about a home via a Realtor's website or via websites like Zillow and Trulia. Going that extra mile and presenting spectacular photos of a property will absolutely lead to exponential interest."
No. 2: Welcoming environment. "Ambiance is everything, and fully cleaning up the home with creative staging can give visitors the best chance to imagine themselves living there," noted Alaimo. "All senses apply, from nostalgic smells (cookies, holiday scents) to strategically placed candles and furniture pieces to make the home feel cozy."
No. 3: The forgotten front door. As a visitor to an open house approaches the home, they reach for the door and will likely notice those little details the homeowner may have missed. "It is wise to clean the door, touch up any paint issues and even consider decorating with a wreath or upgrading its surrounding technology with a ring- or nest-type doorbell," advised Alaimo. "If the door leaves much to be desired, it may be worth investing in a brand new one."
No. 4: The smell test. Realtors have likely been in more homes than most people in any other profession, and most will agree that smells can be a huge detractor or selling point with a listing. While the seller may get used to a home's long-term smell, it's best to do a deep clean and ensure the carpet, upholstery, HVAC and kitchen are all thoroughly cleaned and refreshed.
No. 5: Appealing closets. Depending if the home is occupied or vacant, visitors always open the closet doors to check on the capacity potential for their belongings. If the closet still has personal belongings, it's crucial to organize, minimize and show the guest it's true space and functionality. "The master bedroom closet is most important, so be sure the guest can fully walk into and preview it without clutter and extra items present," added Alaimo.
No. 6: Touch-ups. Those little details that homeowners get used to are often ones that potential buyers immediately see and can lead to red flags. Paint, woodwork and minor damage to inside and outside elements of the property can show pride of ownership and detract buyers from worrying about additional issues with a home.
No. 7: Curb Appeal. The outside of a home is one of the first things a buyer sees. "Hiring a professional landscaper or taking a day to beautify the yard, shrubs and front of your home can increase the chances of drive-by previews and increased attendance at open houses," said Alaimo.
