How to Change an Owner of a Timeshares Tip Sheet by Deed and Record
HUNTINGTON BEACH, Calif. (PRWEB) July 18, 2019 -- Deed and Record prepares and records real property deeds for timeshares in California, Hawaii, Florida and Nevada. Deeds are needed for divorce, to add a co-owner, to remove a co-owner, to fund a trust or to gift a timeshare. Timeshares include weeks, points, fractional and Private Residence Clubs.
According to the 2018 United States Shared Vacation Ownership Consolidated Owners Report, 7.1% of U.S. Households (9.6 million) own one or more timeshare ownership products including timeshare weeks, points, fractional and Private Residence Clubs. These timeshares are mostly located in California, Hawaii, Florida and Nevada.
At some point in time these owners will need to change ownership due to a divorce, add or remove co-owners, fund a trust or to gift the timeshare. The timeshare market is thin and most sales are for nominal value and are treated as gifts.
Deed and Record prepares deeds to change, add or remove co-owners and records the deeds with the appropriate government entity. Each State has designated a sub-state entity to keep track of the deeds. These State entities are the final authority on who owns each and every real property located in the State.
In the Western States, including California and Nevada, this task is assigned to the “county recorder.” The recorder is responsible for all real property located in its county. In Florida, the courthouse of each county is responsible for real property located in that county. Hawaii is the only State that tracks all owners of real property throughout the State by one entity known as the Bureau of Conveyances. Change of owners is effective upon the submission to and acceptance by the State entity of a deed that is copied, indexed and made part of the official record.
