InventoryBase Support AIIC Fair Wear and Tear Guide
(PRWEB UK) 30 July 2014 -- Property Inventory Software creators, InventoryBase, have spoken out in support of the Association of Independent Inventory Clerks (AIIC) new Guide to Understanding Fair Wear and Tear.
Steve Rad, creator of InventoryBase, said: “When creating inventories, property clerks record accurate reports of the state of a rental property. When it’s time to check out, the report shows exactly how the property has changed during the tenancy – the only grey area in the whole process is the definition of ‘fair wear and tear’. That’s why we’re delighted to see this guide being produced.”
He continued: “Wear and tear is a phrase that really divides people in property disputes. Everyone seems to have differing definitions of what is and isn’t acceptable and when deposits are involved it’s imperative that the situation is resolved. This guide is about fair wear and tear, and I think that’s the critical element. Opinions can be removed in the decision making process because here is a guide that is unbiased and I think that’s a great thing.”
The number of people renting properties in the UK is on the rise and tenants and landlords should be aware of their rights. A high number of checkout disputes are as a result of disagreements about how much the property has changed through day to day living.
The AIIC state: “Carrying out the final check out inspection on a property at the end of a tenancy can become a very stressful process without the necessary knowledge to make proper recommendations that will be acceptable to all parties. It is important for anyone involved in the letting process to have a thorough understanding of the accepted rules and principles of fair wear and tear. Our AIIC Guide to Understanding Fair Wear and Tear gives you all the information you need to prepare a safe check out report which will be acceptable to both the tenant deposit protection schemes and a court of law.”
InventoryBase’s software allows users to create property inventories that are used to protect both landlords and tenants throughout the duration of a tenancy, the AIIC guide can now act as an additional tool in the checkout process.
The guide is available to download now from the AIIC website.
