New Rick Otton Podcast Focuses On Not Losing Money On Investment Property

In the podcast, Mr. Otton highlights how investors often end up working for their property investments rather than having their property investments work for them. This often results, he reveals, in many investors losing money each month on their investments, rather than enjoying an income stream.
“One of the most common goals for home buyers in Australia who are buying property as an investment is to gain a rental stream that they can use to fund their lifestyle,” said Mr. Otton. “That’s a great goal, because as the conventional thinking goes, if each property ends up with an after tax income stream of $200 a week, then building toward half a dozen properties will allow most people to work much less and enjoy life much more,” Mr. Otton said.
“The unfortunate truth is that these goals are rarely met. What ends up happening is that properties become negatively geared, meaning that the cash returning to the investor is less than all the bills, costs and rates associated with the house,” Mr. Otton went on to explain.
“That’s what my chat with Shane in this week’s podcast showed. Like many investors, Shane worked hard, had a job which he enjoyed, but got into property investing as a way to wind back his work hours and spend more time with his family,” Mr. Otton said after the interview. “Shane bought a couple of properties, but after a few years found that his wages could not keep up with the outgoings from the properties, so he actually ended up having to get a second job to fund the investments!” Mr. Otton went on to say.
“The shame of that was that it was the complete opposite result to what he’d envisioned at the outset. Shane’s experience is fairly typical of many investors, who find the demands on their time and budget makes property investment not worth their while,” said Mr. Otton.
“That’s why I encourage all aspiring investors to explore all the strategies available to them. Negative gearing may have worked once upon a time, but now investors have many more tools in their kit, modern strategies that they can use to make money in the property market,” Mr. Otton went on to explain.
